An Ocean View Is Not a Single Feature
Two Orange County homes advertised as having an ocean view can offer very different experiences. The view's breadth, the rooms it is visible from, obstructions, privacy and the relationship between the house and its surroundings all help describe the property accurately.
An appraiser needs relevant comparable sales, not just nearby expensive homes. A beachfront residence, a bluff-top custom home and a hillside property may compete in different markets. There is no universal percentage to add for a coastal view.
Document Condition and Coastal Exposure
Tell the appraiser about known maintenance or condition concerns and provide available inspection reports. Salt exposure, water intrusion or deferred maintenance should not be guessed at from a photograph. The appraisal is not a substitute for a building inspection, engineering assessment or geotechnical report.
If a property has a documented bluff, slope or drainage concern, share the report and its date. The appraiser can consider relevant information within the assignment; specialist advice is needed to establish safety, repair scope or future risk.
Permits and Development Limits Deserve a Separate Check
The California Coastal Commission explains that development in the coastal zone may require a coastal development permit. Local governments with certified local coastal programs handle many permits, while the Commission retains authority in certain areas. Do not assume that a proposed addition, deck or major alteration can proceed just because a neighboring home has one.
Gather existing permits and ask the relevant local planning office about the property's requirements. An appraisal does not approve development or determine whether existing improvements are lawful. Unverified expansion potential should not be presented as an established feature.
Bring the Right Records to the Appraisal
For homes in Dana Point, Laguna Beach, Newport Beach and San Clemente, the useful documents depend on the property. Send what you have and identify anything that remains uncertain.
- Property address, intended use and valuation date
- Available plans, improvement permits and renovation records
- Recent condition, engineering or geotechnical reports
- Association documents and known special assessments, if applicable
- Lease or ground-lease information, if applicable
- For a retrospective estate appraisal, photographs showing earlier views and condition
Coastal Expertise Also Matters for Estates
If a coastal home is part of an estate, the relevant condition and market may be those at the date of death rather than today. Flag later repairs, altered views or additions so the historical property description can be developed carefully.
