Divorce Home Appraisals in Orange County: One Fair Number
How a neutral appraisal helps divide or buy out a shared home in a California divorce, and what both spouses should know before the inspection.
Mallinson Home Appraisers · Family-run since 1979

Why a Neutral Value Matters
The family home is often the largest shared asset in a divorce. California is a community property state, so the home's value can shape how everything else is divided. When each side brings its own estimate, talks stall. An independent appraisal gives both spouses, and their attorneys or mediator, one number to work from.
Confirm the Valuation Date
Most appraisals give a current value, but some cases need a value as of an earlier date, such as the date of separation. Your attorney or mediator should tell you which date applies. An appraiser can do a retrospective report when needed.
Who Orders the Appraisal
Often the spouses agree to share one appraiser and split the cost. Sometimes an attorney orders it on behalf of a client. Either way, the appraiser's job is to stay impartial and value the property, not to take a side.
Preparing for the Inspection
Both spouses can share information with the appraiser. Facts help; arguments do not.
- Property address and the valuation date your attorney needs
- Attorney or mediator contact details
- List of improvements and repairs, with dates
- Known problems, such as roof, plumbing or foundation issues
- Who will provide access, and any scheduling limits
- HOA details if it is a condominium or planned community
