What the Appraiser Does on Site

The appraiser walks through the home, measures it, notes its condition, features and updates, and photographs the inside and outside. A typical single-family visit takes under an hour. The research and comparison with nearby sales happen afterward.

A Simple Checklist

You do not need to stage the home or redecorate. Focus on access and clear information.

  • Make every room, the garage and attic or crawl space access reachable
  • Write a list of updates with dates and rough costs
  • Have permits ready for additions, ADUs or major remodels
  • Note any HOA name and monthly dues
  • Fix small obvious items, such as a broken window or missing smoke detector
  • Secure pets and unlock gates

For Inherited or Vacant Homes

If you are handling an estate, the home may be empty or full of belongings. That is fine. Tell the appraiser what has changed since the date of death, and share older photos if you have them.

Coastal and View Homes

In Dana Point, Laguna Beach and Newport Beach, views, bluff location and permits can matter. Mention any known view changes, slope reports or coastal permits.
