View quality, not just view presence

A white-water view, a blue-water view, a filtered view, and a peek of ocean carry very different contributions. We measure the view corridor from the primary living areas and pay for what is actually seen.

Bluff, beach, and erosion exposure

Setback lines, bluff-edge stability, seawall or revetment condition, and sand movement all affect value and insurability, and are documented in the report rather than assumed away.

Coastal Commission and local overlays

Height limits, coastal development permits, and local view ordinances shape what can be built or remodeled — which is often the difference between a teardown price and a value-add price.

Thin, imperfect comparable data

Oceanfront blocks trade rarely. We widen the search deliberately, then adjust for location, frontage, orientation, and lot geometry with documented support instead of guesswork.

Frontage, orientation, and privacy

Beach frontage, sand access, cul-de-sac versus through-street exposure, and southwest orientation all move value on otherwise similar lots.

Custom construction and salt-air condition

Cost-to-cure for corrosion, glazing, decks, and mechanical systems in a marine environment is treated as a real depreciation factor, not a footnote.

How is a coastal appraisal different from a standard one?

The mechanics are the same, but the value drivers are not. On the coast, view, frontage, bluff stability, and permit constraints can outweigh square footage — so the analysis rests on fewer, more carefully adjusted sales.

What if there are no recent nearby sales?

That is common on oceanfront streets. We extend the geographic and time range, then support each adjustment with paired sales, listing history, and market conditions analysis so the conclusion is defensible.
